That means a one bed flat costs far more per room than a four bed house, because the travel, set up and pack down time is the same whether you clean one room or seven.
If you only need one small bedroom done, you will usually be paying the minimum charge, so it is worth adding the hallway or the stairs while the machine is already in the property. That single decision saves more money than haggling ever will.
How the price scales as the property gets bigger
The first room in any property is the expensive one because it carries the call out. Every room after that is priced closer to the true cost of the work, which is why bundles exist and why per room rates drop as the count rises.
- One bed flat: usually lounge plus bedroom, often at or just above the minimum charge.
- Two bed flat or terrace: lounge, two bedrooms and a hallway is the common combination.
- Three bed semi: add stairs and landing, which are priced as one unit by most cleaners.
- Four to five bed house: the per room rate falls, but expect a longer visit and more drying time.
- Stairs and landing are almost always a separate line, because they take longer per square metre than any room in the house.
What makes two quotes for the same house differ
Two honest quotes for identical floor space can be 40 per cent apart, and the gap is nearly always method, soiling and what is included rather than profit.
- Hot water extraction takes longer than a bonnet or dry compound clean, and generally costs more.
- Heavily soiled traffic lanes need a pre spray and dwell time, which adds labour.
- Furniture moving may be included or charged extra, so ask.
- Stain treatment and deodourising are sometimes quoted separately.
- Protector application is an add on, never assume it is in the headline price.
Where you can genuinely save
Honest advice: if your carpet is only lightly dusty and has no traffic lanes, a thorough vacuum with a good machine and a slow double pass will get you most of the way there. Save the professional clean for when the pile has flattened, the colour has dulled or an odour has settled in.
When you do book, book more at once. Combining rooms, or combining a carpet clean with a sofa clean in the same visit, is the single biggest lever on the total.
